Clark Ranch The historical Clark Ranch, homesteaded prior to 1876, has served in a variety of agricultural uses over the years. The ranch was known as the “Coulson Dairy” in the late 19th and early 20th century. In that era, potatoes and lettuce were grown as evidenced by its terraced hillsides and remnants of the (2) boxcars from the Colorado Midland Railroad which stopped there to pick up produce. The 8+/- Acre Coulson Lake on the ranch was developed in 1929 for ice production needed to ship the produce.  The lake remains a good source of winter water for livestock as well as a great place to fish.  It was last stocked in 2005 with rainbow and cutthroat trout and the 7th largest brook trout in Colorado was caught there in 2004 by a 5 year old with a Scooby-Doo fishing pole!  (Just imagine what he could have done with a Cabela’s fishing rod! )  Waterfowl frequent the lake including Canada geese, blue heron and a wide variety ducks.  During the 1950’s, the Clark Ranch served as a horse ranch (60 head) and a cattle ranch (50 pair cow-calf operation). Several TV commercials and magazine ads were filmed and photographed there with sponsors like Chevrolet, Marlboro and Coleman.  The Clark Ranch inspires you with postcard views of Pikes Peak and is well preserved into a Conservation Easement.  Rule Creek and Redner Creek also run through the property.  Redner Creek has a small thermal area that never freezes during winter months which allows fresh water for wildlife.  The original ranch homestead was built near this anomaly.  Elk hunting on the ranch is excellent with a high success rate.  There are (3) elk calving beds in the 15- 20% forested land on the southern border of the property.  80% of the ranch consists of thick grassy meadows for cutting hay, grazing horses and cattle. Haying on the ranch varies from year to year with an average of 3K to 4K-50 lb bales and a maximum of 11K- 50 lb bales. There is approximately 13.5 miles boundary and cross fencing on the ranch.  Lots of extras including: (3) Homes (1944, 1670, & 1292 square feet), 1800’s era log barn,  workshop, farm/ranch equipment,  appliances, ( 2)  wells - (1) well with a fully functional windmill for livestock use, the other well supplies all water for the (3) dwellings, recreation room (built 2004-2005) includes pool table, hot tub hook up and 900 square foot composite deck - perfect for early morning coffee, evening parties or star viewing.  Ranch boundaries; To the North- US Hwy 24; West - protected park and county facilities; South - wildlife easement (Elk Valley Estates); East - adjoined by (2) ranches under full conservation easements.  These boundary properties ensure no further development in any direction.
